What a 'croft'

Worth a read. I would like to see this succeed for those that pay the money but what happens when major works are required. Looks like a way for the new owners to subsidise there new property.

RE: 20160214 - 12-14 Feb Roothy's Tagalong tour at Land Cruiser Park
I found some more details on the park changeover

Land Cruiser Mountain Park Closing To Be Reborn As “Private Mountain Estate”

What they will be offering is the opportunity for people to buy a small parcel of land (known as a Croft) for their personal use. Ownership of a Croft entitles the owner to access what appears to be the vast majority of the current LCMP estate and Crofters (owners of Crofts) can come and go as they please and use their Croft, with some restrictions of course, whenever they choose.
Crofts are available for a period of 15 years or in perpetuity (a perpetual croft) and you can buy more than one if you choose.
There are three sizes of croft, each available at a different price and each allowed a maximum number of vehicles on the croft;
Croft size 1 = 14*14m =196m2 – one vehicle permitted – $4,268.29 for perpetual licence
Croft size 2 = 31*14m = 434m2 – two vehicles permitted – $7,926.83 for perpetual licence
Croft size 3 = 31*31m = 961m2 – three vehicles permitted – $13,414.63 for perpetual licence

Each Crofter contributes to the ongoing maintenance of The Sanctuary's roads and facilities such as: toilets, showers, bin garbage removal, pest control and the good functionality of activity areas. This ensures safe and sanitary conditions, while also maximising clear and wide access throughout The Sanctuary's 9,300 acres for each Crofter, their families and accompanied guests.

Crofters Estate performs maintenance duties on a daily basis. Additionally, every 3 months The Sanctuary is closed for a 10-day period so that major maintenance works can be undertaken by Crofters Estate. The good maintenance of the roads, many amenities and facilities is of paramount health and safety importance, is key to the individual Crofters enjoyment of The Sanctuary and is a matter of pride for Crofters Estate.

Maintenance Fee Weekly  -           Quarterly Fee - Quarterly GST - Total Quarterly Fee

Size 1 (196m²)$10.04/week         $130.50            $13.05              $143.55
Size 2 (434m²)$11.42/week         $148.50            $14.85              $163.35
Size 3 (961m²)$12.81/week          $166.50           $16.65              $183.15

A Croft can be sold, or passed down through a family and is in some ways not a lot different to owning a freehold block of land. The full details are available at www.crofters.com.au or if you want to know more about the history of Scottish Crofting then check this link out crofting
The good news for future crofters is that the 4X4 tracks will remain open and they’ll have exclusive use of them.
In the meantime, 4X4 enthusiasts have until the 7th of March to make the most of LCMP before it closes it’s gates to the public forever, prior to re-opening on the 23rd of April as Crofters Estate.

Comment:
No one I know of thinks that this is a good idea Idea
Many comments bag it outright Angry
Hardly any or really none I know of so far praise it Huh
will see how it goes over time Undecided
and maybe if it fails it will be back on the market and you can buy it and run it like a 4wd park again Big Grin

Otherwise will check out rebadged "Swan Gully" http://www.swangullypark.com.au/ and see what they are doing with improvements to the old  "City View"park
might be a better contender and closer to home

Nice job,

Swan Gully might be worth a look into later in the year for a weekend.

Hopefully they have fixed up the signage and opened up some of the over grown tracks in the old City View part.

Easy for other members to pop out for a day trip if they can't do a over nighter.

We will have a look at the calendar and see where we can fit a trip in at the next meeting.
